Prices vary between Ksh 460,000 to Ksh 2,050,000 per acre depending on proximity to the port, the mainland. Airport, railway to Garissa, Isiolo, Sudan and Ethiopia and roads to all destinations to East and Central Africa . There are thousands parcels of land, which come with Title Deeds. These are within a radius of 10-25 kms to the port and they are owned by individuals who have individual titles. According to the laws of Kenya, they can sell freely and people can buy freely. Most of them are on sale and searches can be done at Mpeketoni Lands Office and Ardhi House in Nairobi. There are also lawyers in Lamu island and Mpeketoni and Hindi township who can do searches and other due diligence processes for prospective purchasers.
All along the beach, plots are available. Prices will vary depending on the row from the proximity to the ocean. And depending on who owns the plot or he/she's selling. Some plots are being sold by speculators who bought them earlier, others by the original owners and others by communities who own them . Some of the plots have Titles. Others, the purchasers will have to engage a surveyer and start on the process of Title aquisition. Many people are investing on these plots and depending on their position on the ground (whether on the first row, second row or the third) and Title Deed's. There are other lands that are going through demarcation process, or Titles are pending or the purchaser will have to pursue for survey and Title. These are within a radius of 25 Km from the ocean and port and the prices are varing from as low as Ksh 350,000 per 5 acres. These are going very fast. But note, these have only allotment letters and titles are pending.
More land is available on the Malindi-Lamu road, near the intended Lamu International Airport and beyond 20 kms from the port at prices ranging as low as Ksh 370,000 to ksh 570,000 per Acre.
Here is a mapof all the land selling in Lamu Port area with titles. They all range between 10 and 15 acres but some are sub-divided into 5, 3 and 2 acres. These lands are owned by individuals and are completely genuine and they have to go the whole process of conveyance, ( sale agreements, obtraining of Land Control Board concensus, signing of transfers and issuance of titles).
PHASE TWO, are Nos.528 to 832 and are immediate next to the port area hence expensive ranging from a minimum of ksh 1.85 million per acre.
PHASE ONE, are 5 Km from the port area and they are Nos. 58 to 477 they are next to the Resort City and raising township known as Hindi and, not so far from the intended International Airport. Their prices range from a minimum of Ksh 1,470,000 per acre
